New retail and leisure development unveiled in East Ham

A stunning new retail and leisure destination in East Ham has been completed and unveiled to potential occupiers this month. 

The development is a key part of the strategic regeneration of the area which is also delivering new homes and further investment across this part of Newham in London. 

Called The Market Place the redevelopment of the 1.9-acre former Market Hall site has already delivered 277 new homes in the area in a residential development by Barratt Homes. 

Now construction work on the latest phase of the project has been completed – with 21,500 sq. ft. of new retail and leisure space across fifteen new units. It includes a stunning, landmark glazed unit split over ground floor and mezzanine level, perfect for a shop, restaurant or gym.

The Market Place can be found just off East Ham’s busy High Street North. Designed as an enclosed mall it is just 700m from the East Ham Underground in the heart of the area’s main retail hub. 

It has been carefully designed to blend with the housing development and features an attractive water feature off Myrtle Road, and a second entrance is off the busy Pilgrim Way where Primark can be found. A special preview marketing launch was held last week for potential occupiers ahead of a planned opening in the autumn – resulting in strong interest from several high quality  operators with two already in legals. 

The development is a joint venture between Barratt Homes, Land Management and the award-winning Yorkshire based development team from Dransfield Properties.  The team have created the stunning range of retail, restaurants, and café spaces with Crittall style windows throughout. 

The site was previously home to the East Ham Market Hall, part of east London’s rich retail history which was operated for 90 years after being set up to provide business and employment opportunities for World War One veterans.

As the retail landscape changed, as did the demands for the market hall style units and the new development has set out to retain a retail core in the area with a modern and contemporary fit out which is already attracting interest from potential occupiers.

Managing Director of Dransfield Properties, James Shepherd, said: “We first looked at the potential for a major project on this site with our development partners in 2014. It is great therefore to see that partnership and our investment in East Ham coming to fruition in this attractive development, delivering new jobs and opportunities in the area. 

“The new retail space caters for the growing catchment in this part of east London and we’re delighted with the level of interest we have already had and the feedback about the location and the quality of the architecture and fit out. We are really looking forward to welcoming our first tenants.”

The Market Place units range from 438 sq. ft (40.8sq m) to 2,533 sq. ft (235.34sq m) and the 21,500 sq. ft development is being marketed by London’s CF Commercial. 

Newham has seen major regeneration and investment since the 2012 Olympic Games and more recently East Ham has seen an upsurge in development opportunities. As well as the Market Place other developments in the area are poised to bring a further 300 new homes.

“Together we have been able to attract significant investment into East Ham and deliver 277 new homes on the site as well as a high-quality retail destination.  I look forward to seeing the Market Place once again buzzing with activity.”

East Ham is in the London Borough of Newham, around 8 miles east of Charing Cross and with a resident population of around 76,000. The area has excellent transport links and is becoming increasingly popular with young professionals. It is an easy commute to the City of London, Canary Wharf, Stratford, or the West End, served by the Hammersmith & City and District tube lines.
