Phase Two of Three Lakes Given the Go Ahead!

Reserved matters approval has been granted by Selby District Council for phase two of The Three Lakes Retail Park in Selby – the development is being promoted by urban regeneration specialists Dransfield Properties Ltd.
The second phase of this project will add a further 57,000 sq ft of retail space onto the retail park.
The development already houses Homebase (25,000 sq ft plus 10,000 sq ft Garden Centre), McDonalds (2,350 sq ft) Pets at Home (3,500sq ft), Halfords (6,135 sq ft), Carpetright (5,000 sq ft), Au Naturale (8,200 sq ft), Choices Video (3,500sq ft), Aldi (12,924 sq ft) and Brantano (5,000 sq ft).
Existing retailers have all reported better than expected trade since the first phase opened – Dransfield Properties is now building on that success by extending the scheme.
JJB have already signed up to take 45,000 sq ft of space to operate their mixed use concept of Health anf Fitness with retail on the first floor.
Phase one of the popular Three Lakes Retail Park opened in March 2004 and was fully pre let before the scheme was completed.
The development was the first of its kind to be awarded Secured By Design status for both the design of the scheme and the car park layout. The car park presently has 355 car parking spaces, which will increase to 480 with phase two.
It’s now hoped that work will start on site on phase two in Spring 2005 with units being ready to be occupied by November 2005. Dransfield Properties is marketing the final unit on the second phase which will cover 12,000 sq ft.
Selby’s new JJB outlet will be on two floors and will house a ground floor fitness centre with a 20 metre pool, steam room and dance studio, fully equipped gym and a first floor JJB store.
It has been designed by Chesterfield based architects WCEC to take advantage of the views across the nearby canal.
The Three Lakes development is on Bawtry Road in Selby and is easily accessible by the recently opened Selby by-pass – 1,000 new homes and a brand new school are to be built on land opposite the new retail development.
Three Lakes has helped stopped the flow of shoppers out of the area and town centre retailers have not reported any drop in trade since the retail park opened.
